The Building Layout is designed with two wings of approximately 18 000 SF per floor plate. Phase 1 occupies the West Wing and Phase 2 is the future East Wing.The Central Concourse houses the entrances, the showroom and the covered Piazza for public functions.

Vertically, the building is separated into 2 portions with their respective entrances. The ground Floor accommodates public area whilst the upper three floors accommodates administrative offices. The lower driveway accesses the Main Public Lobby. The Upper Driveway accesses the covered Concourse drop off for VIPs and Office purpose.

THE BENEFITS
 
- The Roof over a roof conceptually creates a micro climatic system within the umbrella of the canopy.
 
- It functions by reflecting away direct sun penetration to the building, thus keeping the surfaces cooler with less temperature fluctuation.

FOREST FLOOR EFFECT
 
- The Building Configuration will encourage free airflow within the building – Natural cooling will create the coolness of the forest floor.
 
- A potential 4-5° temperature differential in the covered areas is to achieve a comfortable mean day time temperature of about 27° C.
 
- Functions at the Piazza and Concourse can be carried out comfortably throughout the day.
 
ENERGY SAVINGS
 
- By minimizing direct sun penetration, the building achieves a prevention of a build up of Surface Temperature and internal heat gain.
 
PERCENTAGE OF ENERGY SAVING ON AIR-CONDITIONING – 25%
PERCENTAGE OF ENERGY SAVING ON ELECTRICITY – 30%
 
 
THE WATER SCOOP EFFECT
 
- The micro climate created under the canopy will draw moisture from the water body at the river front into the air as the heat builds up daily on the outside.
 
- The moisture will naturally be funnelled and be scooped into the covered areas through the temperature differential thereby further cooling the ambient temperature to increase the comfort level in these spaces natu rally.
 
CLEAR VISION AND NATURAL LIGHTING
 
- The Canopy Roof effect allows the use of lightly tinted glass to achieve clear external visibility without the associated heat gain in the Tropical context.
 
- The Building Layout uses a shallow floor plan to give deep natural light penetration into the building. A further energy conservation of about 5-8% is achievable.
 
MATERIAL PRESERVATION
   
- The Canopy Roof performs a function of taking the direct Ultra Violet Ray attacks from the sun . This protective shield will increase the building cladding and finishes lifespan.
   
- This will in turn reduce maintenance to the building by reducing the need for replacement especially susceptible materials such as silicone, etc.
